Once you've chosen a lender, they will determine how much money you are qualified to borrow.  This is done during a "pre-qualification" process taking into account such factors as your income, credit rating, and current debt load.  Once you are "pre-qualified" for a loan of sufficient value the more detailed final approval process will begin.

How accurate are estimated square foot costs?

• Be wary of any estimate given before you have thoroughly explained what you are looking for in a house.

How should we judge builders when comparing their services?

• Don't rely on price alone.  As in the example above, price may not reflect experience, quality of materials used, etc.  At Chesapeake Living Treasures we'll advise you at every step of the process to ensure you get the highest quality and best service at a reasonable price.

• Get at least three references from each builder.  Ask to see the last three homes they have built.  Look at the homes and talk to the homeowners about the quality of construction and overall building experience.

• Has the builder constructed this size and type of home before?

• Are you comfortable with the builder?

• Above all, how good a communicator is the builder?
