Southern Maryland Home DesignYou do not need to be an expert in reading blueprints and floor plans to build your new home.  It helps, however, to have a basic understanding of what construction plans entail and how they can help you create that dream home. At Chesapeake Living Treasures we will help you understand plans and the planning process during every step of your home's design and construction.

What's the difference between a blueprint and a floor plan?

  • Blueprints are construction plans drawn to scale and used by builders and subcontractors to build a home.  Blueprints usually include floor plans as well as elevations, foundation plans, plumbing, electrical, and mechanical plans, and other construction details.

  • Floor plans are architectural illustrations of each floor.  They identify the location and size of each room as well as the windows, doors, walls, stairs, appliances, and plumbing fixtures.

How do you analyze a floor plan?

  • At Chesapeake Living Treasures, we walk you through the floor plan and teach you the fundamentals.  It's much like learning to read a road map.  Make sure you understand what all the abbreviations mean and how the drawing is scaled - 1/4 inch equals 1 foot for example.

  • It helps to compare the rooms in your floor plan with those in a home of similar design or size.  Compare a room in your existing home with a room of similar size and shape in the floor plan.  Furniture cutouts, made to scale, also help you achieve a better idea of how much space will be available.

  • Using the floor plan, imagine walking in the front door and following the flow of the rooms to get a feel for open spaces are how well the design fits your lifestyle and mobility requirements.

  • A floor plan for many people makes the house seem smaller than it will be when built.  So does seeing just the foundation of the house.  As soon as the home begins to take shape and becomes three dimensional, the house comes to life and this impression goes away - particularly if you opt for open floor plans and cathedral ceilings.

Can we personalize existing floor plans to create a home that is uniquely ours?

  • After we have outlined your ideas and budgetary targets, we will review your design criteria and develop preliminary floor plans and exterior elevations for your review.

  • Once these preliminary floor plans are developed we will begin to refine and revise them until arriving at the perfect plan for your dream home.  This may take several iterations but it is perhaps the most important step in the home building process. At Chesapeake Living Treasures we will guide you through every step of this process.

When should you consider adding or enhancing energy saving features?

  • It's easy to install critical energy features in your home during the building stage; it's often difficult and expensive to add them later.  That's why at Chesapeake Living Treasures we incorporate energy efficiency features into your home during the design stage.
